2026 Property Resolutions: How to Make Your Purchase Happen From January

Every year, thousands of Parisians set themselves the goal of 'buying in 2026'. Most don't succeed. Here's how to be one of the exceptions.

January is the month of good resolutions. And every year, "buy my own flat" ranks high on the list for thousands of Parisians.

Yet, according to market statistics, more than 60% of buying projects that start in January don't come to fruition within the year. Not for lack of means. For lack of method.

Here's how to turn your resolution into a signature at the notary's office before the end of 2026.

Step 1: Clarify your requirements (January)

The 5 fundamental questions to ask yourself

  • Why am I buying? Main residence, investment, pied-à-terre?
  • For how long? Less than 5 years usually means buying isn't advisable in Paris
  • Alone or as a couple? The legal and financial implications differ
  • What are my non-negotiable constraints? (arrondissement, floor, natural light, proximity to a school…)
  • What am I willing to sacrifice? Every buying project involves trade-offs

The rule of 3 priorities

For your search, identify your 3 absolutely non-negotiable criteria. Just 3. Everything else is desirable, not mandatory. This clarity will save you months of scattered searching.

Step 2: Assess your real borrowing capacity (January-February)

Don't rely on online calculators

Borrowing-capacity calculators give an indicative range. The reality depends on your precise profile:

  • Employment status (permanent contract, self-employed, company director…)
  • Length of time in the job
  • Other ongoing loans
  • Available deposit (and where it comes from)
  • Recurring expenses

See a mortgage broker as early as January

A broker will give you a realistic figure within an hour. It's free and saves you from spending 6 months viewing properties outside your budget.

Step 3: Understand the market in your target area (February)

Before viewing, spend 2 weeks observing the market:

  • How much does the square metre cost in your target area?
  • How quickly do properties sell?
  • What's the usual gap between asking price and sale price?
  • Are there any micro-markets more favourable to buyers?

✅ Good to know: In January 2026, the Paris market is showing signs of stabilising after two years of correction. It's an interesting window for buyers, with sellers often more open to negotiation than they were in 2022-2023.

Step 4: Organise your sourcing (March)

Don't limit yourself to the usual portals

  • SeLoger, PAP, Leboncoin: the essentials
  • Jinka: aggregates several portals, saves time
  • Neighbourhood agencies: often have exclusives not published online
  • Your personal network: let people around you know, 15% of transactions happen "through the network"
  • The off-market: accessible via a property hunter

A realistic timeline for a successful purchase in Paris

  • January: Requirements list + broker consultation
  • February: Market research + setting up alerts
  • March-May: Active viewing phase (spring market)
  • May-June: Offer + preliminary contract (compromis)
  • August-September: Signing the final deed (acte authentique)

⚠️ The most common mistake: Starting to view properties before consulting a broker. Result: you find the ideal property, and discover you can't actually afford it.
