Renting in Paris in Spring: 6 Strategies to Find a Home Before Everyone Else
The Paris rental market in spring is the most competitive of the year. To find a home before everyone else, it's not enough to search harder — you need to search differently.

April in Paris. The cherry trees are in blossom and rental listing sites... are exploding. Spring is both the best season for supply (more listings) and the worst for competition (more candidates).
The result: the best flats go within 24 to 48 hours. Here are 6 concrete strategies to stay ahead of the pack.
Strategy 1: Set up real-time alerts — not daily digests
Most listing sites let you choose between a daily alert (a morning summary) and a real-time alert (a notification as soon as a listing goes live). For Paris, only the real-time alert matters. A flat published at 9am can have 10 viewing requests by midday.
Set your alerts on SeLoger, PAP, Leboncoin and Jinka to instant mode. Turn on push notifications on your phone.
Strategy 2: Target listings published less than 24 hours ago
On listing sites, filter by publication date. Focus on the last 24 hours, ideally the last 6. The fresher a listing, the fewer candidates it has. It's as much a race against the clock as it is a financial competition.
Strategy 3: Be ready to view on the same day
If you can only view at weekends, you're ruling yourself out of a good chunk of Paris opportunities. Negotiate with your employer for 2 hours of flexibility during the week for viewings. In a market where good properties go within 48 hours, that flexibility is worth its weight in gold.
Strategy 4: Source properties outside the usual listing sites
A significant share of Paris rentals never go through listing sites at all:
- Your personal network: "Looking for a flat in the 11th" posted on LinkedIn or Facebook can be enough
- Local neighbourhood agencies: Some don't feed their listings to the big portals and only work through shop windows or their client database
- Private property managers: Landlords with multiple properties who circulate their listing through their network before publishing it
- Apartment hunters: Who have access to off-market rentals
Strategy 5: Respond within the first 30 minutes
When you spot a listing that fits, your first move isn't to analyse the property for 2 hours. It's to call. Landlords and agencies often organise viewings in the order calls come in. A WhatsApp message is fine. A phone call is better. A call followed by a summary message with your profile in 3 lines is perfect.
Strategy 6: Have your application ready to send in 10 minutes
Put your application together in advance, before you've even found the property. Scan and clearly name all your documents. Create an all-in-one PDF file with a presentation page. Store it in the cloud (Google Drive, iCloud) so you can send it from your phone in under 10 minutes.
A landlord who receives your complete application within the hour following the viewing has often already made up their mind.
✅ The APPARTE tip: If your schedule is packed, the most effective option is to delegate the monitoring and first viewings to a hunter. You only get involved for the shortlisted properties — and you don't miss a single opportunity during the week.
APPARTE hunts while you work
