Spring Property Market: Why March–May Is the Best Time to Buy in Paris
Seasonality in the Paris property market is real and well documented. And for buyers, spring offers a unique strategic window — provided you know how to make the most of it.

There's a common belief that “it's always a good time to buy if it's the right property.” That's true in essence. But statistically, spring is objectively the best season to buy in Paris, for the structural reasons set out below.
1. Supply is at its peak
The Paris buying market sees its peak number of listings between mid-March and the end of May. Sellers who want to complete before summer put their properties up for sale now. The mechanical result: more choice for you, less overbidding on each property.
2. Properties show at their best
A flat that looks bright in March–April can be dark in winter. Conversely, viewing in March shows you the reality of spring light – and spares you nasty surprises in autumn.
What's more, balconies, terraces, courtyards and gardens are accessible and enjoyable. These outdoor spaces can affect a property's value by 10% to 20%.
3. Sellers want to complete before summer
A seller who lists their property in March is aiming to sign the final deed (acte authentique) in June or July. They're therefore motivated to find a buyer quickly. A motivated seller is more open to negotiation and more responsive throughout the process.
4. There's enough time to complete before the summer holidays
The typical timeline for a purchase in Paris:
- Offer accepted → preliminary sale contract (compromis): 2 to 3 weeks
- Compromis → final deed (acte authentique): 3 months (statutory cooling-off period plus loan approval)
An offer accepted in late March means a final deed by late June. Ideal for moving in before the September start of term.
5. Professionals are working at full capacity
Notaires, mortgage brokers, agents, buyer's agents: everyone is at their busiest in spring. Processing times are the shortest of the year. By contrast, July–August often sees delays linked to holidays.
How to make the most of the spring market
- Have your financing file ready before the end of March
- Have your precise requirements (cahier des charges) clearly defined
- Have your alerts set up on every listings portal
- Be available to view quickly (properties can go within 2–3 weeks)
- Have a standard offer letter drafted in advance so you can react fast
