A lease designed for short stays
Coming to Paris for a six-month assignment, an internship or a training course? The bail mobilité, created by the ELAN law, meets exactly this need: a furnished home for a short period, with lighter formalities.
Who is eligible?
When signing, the tenant must prove one of the following situations: vocational training, higher education, apprenticeship, internship, civic service, job transfer or temporary assignment linked to their professional activity.
The key rules
- Length of 1 to 10 months, set in the contract. It can be amended once, without exceeding 10 months in total.
- Neither renewable nor automatically extended: if you stay, you need a standard furnished lease.
- No security deposit: the landlord cannot ask for one. A guarantor can still be required.
- Furnished and decent property, with a mandatory flat-rate service charge.
- One month's notice for the tenant, at any time.
- Rent control applies in Paris, and the rent cannot be revised during the lease.
Pitfalls to avoid
A bail mobilité for a long-term need. If you know you will stay longer than ten months, a one-year furnished lease is better: you avoid an urgent search when the term ends.
A "short-stay" rent above the cap. The bail mobilité is not exempt from rent control. Check the rent with our 10-minute method.
Confusion with a holiday let. A tourist rental does not offer the same protection. Insist on a written bail mobilité stating the reason and the length.
Bail mobilité or standard furnished lease?
For a short assignment, the bail mobilité is ideal. For a lasting move, a standard one-year renewable furnished lease offers more stability. We cover the substantive differences in our 2026 furnished vs unfurnished comparison, and remote searching in relocating to Paris: finding a home in 3 weeks.
Conclusion
The bail mobilité is an excellent tool, as long as it is used for what it is: a transition solution. Coming to Paris for a few months or for longer and want the right contract from the start? Book an appointment with APPARTE.
